Cost-plus, so you control the budget.
Most of our work is cost-plus. You pay the real cost of the project, plus a flat 20% builder's fee. That's it.
The upside is simple: you stay in control of your own money. Want to upgrade a finish or a fixture partway through? Good. It doesn't turn into a change-order fight. It's still just 20% on top of the new number.
If you'd rather set a hard, fixed budget, we can do that too. It just means the plan gets rigid, and changes after that become change orders. Either way, we'll be straight with you.
A real example
Say we get to windows and the plan is $20,000, but you decide you want the $40,000 package. No problem, and no fight over a change order. It's still just 20% on top of the new number.
It's your money. You should get to decide where it goes.
